Ice Dam Prevention: Keeping Your Home Safe

Spray Foam Can Prevent Ice Dams

Ice dams can be a major headache for homeowners during winter months, forming on sloped or pitched roofs when snow melts. Often caused by inadequate insulation in the attic space or under the roof, spray foam insulation can be a comprehensive solution to help prevent ice dams.


Simply defined, ice dams are ridges of ice that form at the edge of a roof and prevent melting snow (water) from draining off. The water that backs up behind the dam can leak into a home and cause damage to walls, ceilings, insulation, and other areas. Ice dams can also lead to mold growth and mildew within the building structure.


During winter months, you will often see some houses with significant amounts of snow on the roof, and others with little to no snow. Counterintuitively, the snowy roofs signify better-insulated homes, as the latter group’s snow has melted and formed ice dams. Effectively managing heat loss from the home can help prevent ice dams, which is where spray foam insulation comes in as a comprehensive solution for these issues.


How Ice Dams Form


Ice dams form through a complex interaction among the amount of heat loss from a house, snow cover, and outside temperatures. During winter, attic spaces can become overly warm as heat escapes from the living space and also radiates from recessed light fixtures, ductwork, furnaces, and other appliances. The heat conducts through the sheathing, raising the roof’s temperature above the freezing point, which melts the snow and ice in contact with the roof surface. For ice dams to form, there must be snow on the roof while higher portions of the roof’s outside surface remain above 32°F, with lower surfaces below that temperature. If outside temperatures are also below 32°F, snow on a roof surface above that temperature will melt. As water flows down the roof and reaches a portion below 32°F, it freezes, forming an ice dam. The ice dam grows as it is fed by melting snow above it, limiting itself to portions of the roof that average below 32°F. Consequently, the water backs up behind the ice dam and remains liquid, finding cracks and openings in the exterior roof covering that lead into the attic space. From there, water could flow into exterior walls or through the ceiling insulation, staining the ceiling finish.


The snow and ice tend to melt in areas just inside the perimeter of the exterior walls. Liquid water flows downward and refreezes as it passes over roof overhangs, just above the soffit vents. The resulting ice builds up at the edge of the roof and in the gutters, creating a dam—hence the name. As liquid water continues to form due to additional snowfall on the warm roof surface, it flows over the ice buildup, slowly forming icicles along the edge of the roof.


Potential Problems


Ice dams aren’t just indicators of poor insulation; they can lead to serious damage. Melted snow and ice can flow under shingles and soak the roof deck. This water can drip down onto ceiling insulation or leak into areas where the roof connects with the exterior walls. Wet walls and ceilings are potential breeding grounds for mold and mildew, which can result in respiratory problems for residents. Furthermore, ice dams can be hazardous, as liquid water can decrease friction between the snow and the roof surface, leading to mini-avalanches. If an ice dam breaks free, it can pull shingles and gutters off, damaging whatever it falls on—including windowsills, cars, pets, or even people, as icicles may crack and fall on passersby.


How Spray Foam Insulation Can Help


The key to solving issues related to ice dams, as indicated above, is sufficiently insulating and sealing attic spaces. The most effective method for this is the unvented attic. Unvented attics are enclosed, conditioned spaces that are part of a home’s building envelope, just like the living areas. Insulation is applied to the underside of the roof decking rather than the attic floor and includes the rim joist area. Spray foam insulation is the only material that can be applied this way, as batt insulation tends to sag, and blown insulation can fall out of place. By utilizing spray foam insulation, homeowners can effectively prevent ice dams from allowing meltwater to seep into their homes and causing damage. Adding a layer of spray foam insulation between the roof and attic prevents leaks, saving money that would otherwise be spent on repairing ice dam damage.


Spray foam insulation keeps melting water where it should be: outside and far from areas that could lead to serious issues within a home. With a sealed and insulated attic, its temperature is better regulated throughout the year. Ultimately, a well-insulated roofline prevents heat transfer to the roof surface, effectively preventing the formation of ice dams.
